Terms and Conditions for Guests – SK Estate Investments

By booking accommodation with SK Estate Investments ("we", "our", or "us"), you are agreeing to the following terms and conditions.

1. The Booking

Your booking is with SK Estate Investments, a Limited Company registered in England and Wales, with a registered office at 71–75 Shelton Street, Covent Garden, London WC2H 9JQ.

References to “you” or “your” refer to the person or organisation making the booking with us.

These terms apply to bookings made via the SK Estate Investments website, by email, by telephone, or in person. Bookings made via third-party platforms (e.g. Airbnb, Booking.com, etc.) are subject to both those platforms’ terms and our terms here.

Your booking is confirmed and a legal contract concluded once full payment has been successfully processed. If payment is declined or unauthorised, no booking is made.

Bookings are for short-term, temporary stays for leisure or business purposes and do not constitute a lease or tenancy agreement.

Bookings may be made at any time up to 24 hours prior to check-in, subject to verification and card approval.
Bookings must be made by individuals aged 18 or above, and ID is required at check-in. Proof of address matching the credit card is also required.

You may not resell or transfer your booking without our prior written consent.

2. Payments & Cancellations

- All payments must be made via debit or credit card. We accept payments through Stripe.
- Full payment is required at the time of booking unless agreed otherwise in writing.

Cancellation Policy:
- Bookings can be cancelled up to 7 days before check-in for a full refund.
- Cancellations made within 7 days of check-in are non-refundable.
- In cases of overbooking or issues beyond our control, SK Estate Investments may cancel your booking within 7 days of the start date. In such cases, a full refund will be issued.

3. Your Stay

- Check-in: From 3:00 PM
- Check-out: By 11:00 AM
Early check-in or late check-out may be arranged for an additional fee, subject to availability.

Your apartment includes linen, towels, basic toiletries, tea, coffee, and long-life milk.
We do not provide meals or newspapers.

You are responsible for the behaviour of all guests in the accommodation. Guests must not:
- Smoke indoors (a cleaning fee of £250 applies for violations)
- Bring pets (unless agreed in writing or required as assistance animals)
- Cause disruption to other guests or neighbours
- Tamper with fire alarms or security devices
- Use the property for unlawful or unsafe purposes

4. Damage, Theft & Charges

We reserve the right to charge your card for:
- Damage to property or furnishings
- Missing items
- Breach of non-smoking policy (£250 minimum fee)
- Excessive mess requiring specialist cleaning

If charges cannot be made to your card, an invoice will be issued, payable within 7 days of receipt. A breakdown of costs will be provided.

5. Privacy, Data Protection & Payment Security

We collect your personal data to process bookings and meet legal requirements. We retain guest data, including ID, for 12 months from the date of stay, in line with UK law.

We do not store card details directly. All payments are securely processed via Stripe, a PCI-DSS compliant payment platform.

6. Complaints

If you experience an issue during your stay, please speak to a member of staff or contact us directly.

Formal complaints may be submitted via email or post. We aim to respond within 30 days. If an extension is needed, we will notify you of the revised timeline.

7. Liability

Our liability is limited to the total value of your booking, unless otherwise stated under the Hotel Proprietors Act 1956. We are not liable for indirect or consequential losses.

We are not responsible for failures due to events beyond our control (e.g. strikes, natural disasters, third-party service outages, or government restrictions).

8. Legal Terms

- These terms form the full agreement between both parties.
- No third party shall have rights under these terms.
- If any term is deemed invalid, remaining terms remain in effect.
- These terms are governed by English law and subject to the jurisdiction of the courts of England and Wales.

9. Severability

If any provision or provisions of these terms and conditions shall be held to be invalid, illegal, unenforceable or in conflict with the law of any jurisdiction, the validity, legality and enforceability of the remaining provisions shall not in any way be affected or impaired thereby.

10. Waiver

The failure of any party at any time to require performance of any provision or to resort to any remedy provided under these terms and conditions shall in no way affect the right of that party to require performance or to resort to a remedy at any time thereafter. A waiver shall not be effective unless it is in writing and signed by the party against whom the waiver is being enforced.

11. Entire Agreement

These terms and conditions constitute the entire agreement of the parties and supersede all prior communications, understandings, and agreements relating to the subject matter hereof, whether oral or written.

12. Third Party Rights

Nothing in this Agreement is intended to, nor shall, confer any rights on a third party unless expressly provided otherwise.

13. Jurisdiction

This Agreement shall be construed in accordance with English Law and the Courts of England and Wales shall have exclusive jurisdiction in so far as any matter arising from this Agreement is required to be referred to a court of law.
